OCCUPANCY CERTIFICATES FOR ALL BUILDINGS

The Cape Agulhas Municipality hereby notifies all property owners that, in accordance with the National Building Regulations and Building Standards Act 1977, no building may be occupied without a valid Occupancy Certificate issued by the Building Control Department. If you have recently constructed a new building, made additions, or altered existing structures without obtaining this certificate, you are requested to apply immediately to regularize your property.

Obtaining an Occupancy Certificate is essential for legal compliance, ensuring safety standards for human habitation, and fulfilling requirements for insurance and property transactions. Failure to comply may lead to fines, legal action, or restrictions on the use of the building. Owners are encouraged to contact the Building Control Department to submit applications, arrange final inspections, and obtain guidance on outstanding requirements, which includes the following certificates:

1.Electrical COC

2.As-built Drawings

3.Plumbing COC

4.Glass certificate (If applicable)

5.SANS form 1 & 2 (If no building inspections have been carried out)

6.SANS form 3 (If applicable)

7.A-19 Roof certificate (If applicable)

8.Gas installation certificate (If applicable)

9.Solar installation certificate (If applicable)

10.Approved Fire installation layout (if applicable)

11.SANS form 4 (if applicable)

OKKUPASIESERTIFIKATE VIR ALLE GEBOUE

Die Kaap Agulhas Munisipaliteit gee hiermee kennis aan alle eiendomseienaars dat, ingevolge die Wet op Nasionale Bouregulasies en Boustandaarde 1977, geen gebou geokkupeer mag word tensy ‘n Okkupasiesertifikaat deur die Munisipaliteit se Boubeheer-departement uitgereik is nie. Indien u onlangs nuwe geboue opgerig het, aanbouings gedoen het, of bestaande strukture verander het sonder om hierdie sertifikaat te bekom, word u versoek om onmiddellik aansoek te doen om u eiendom te reguleer.

Die verkryging van ‘n Okkupasiesertifikaat is noodsaaklik vir wetlike nakoming, die versekering van veiligheidstandaarde vir menslike bewoning, en die nakoming van vereistes vir versekering en eiendomstransaksies. Versuim om hieraan te voldoen kan lei tot boetes, wetlike stappe, of beperkings op die gebruik van die gebou. Eienaars word aangemoedig om die Boubeheer-departement te kontak om aansoeke in te dien, finale inspeksies te reël, en leiding te bekom oor uitstaande vereistes, wat die volgende sertifikate insluit:

3.Loodgieter COC

4.Glassertifikaat (Indien van toepassing)

5.SANS-vorm 1 & 2 (Indien geen bou-inspeksies uitgevoer is nie)

6.SANS-vorm 3 (Indien van toepassing)

7.A-19 Daksertifikaat (Indien van toepassing)

8.Gasinstallasie-sertifikaat (Indien van toepassing)

9.Sonkraginstallasie-sertifikaat (Indien van toepassing)

10.Goedgekeurde Brandinstallasie-uitleg (indien van toepassing)

11.SANS-vorm 4 (indien van toepassing)
